Project Summary
Rogers Real Estate Development Limited enlisted Urban Capital Property Group to manage a4.3 million square foot, master-planned community in Mississauga. M City Condos, which is to be comprised of 10 towers in total at completion, was inspired by the introduction of the Mississauga Downtown 21 Master Plan. This community spans over 15 acres in Mississauga’s City Centre and includes commercial retail and office spaces, in addition to over 6000 residences and state-of-the-art amenities.
Opulence, wellness and iconic architecture are the focal points of these residences. The first phases of construction were two identical 62-storey towers, M1 & M2, with just under 800 condo units respectively.

Each tower has its own indoor and outdoor lounges, yoga and spin studios, movie theatres, kid’s play area, fitness centres and more
A Japanese aesthetic was introduced to complement the refined lifestyle that M City Condos encourages and supports. Even when priced at $100 above the market average per square foot, M1 and M2 quickly sold out. M3, which is currently under construction will be the tallest building in Mississauga, and by far. At completion in 2023, it will surpass the current tallest structure by almost 100 meters.

Challenges
Collaboration
Accommodating the unique requests of a buyer pool of this caliber became efficient and seamless with the collaboration between Urban Capital and TIA Software.
Project managers gave home buyers access to the built-in selection interface where they could choose from multiple pre-determined finishing packages, tweak said packages or even make each selection manually if they so chose. From start to finish, the TIA Software gave buyers clear pricing for each selection, upgrade or option and even processed multiple payment options.
The front-end component of our software gave M City Condo homeowners an incredibly intuitive and easy-to-use post-purchase experience. Making the customization process of each home a breeze for everyone involved. TIA Software accounted for all popular inquiries that occur at this stage of the building process, for example, cost per upgrade, finishing add-ons, EV charging, and more. Details of each option and material were easily accessed, addressing many of the common questions that arise during this step of the construction process.
The software’s room visualizer allowed selections of materials and extras to be completed virtually. Home buyers were able to clearly see how each finishing option and colour palette appeared in the space before finalizing their interiors. Saving the developer's time and energy to focus on construction and the other moving parts involved with a project of this scale.
