Project Summary
Nordic Condos is a 12-storey development that was designed to promote the relationship between human well-being and the rejuvenating energy of nature. The buildings has a crisp white facade with a series of cascading outdoor spaces on the north side of the structure. This development successfully marries indoor and outdoor spaces while utilizing geothermal heating and cooling systems to reduce the building’s carbon footprint. Nordic accommodates 589 units between two buildings, that reflect 42 sold out floor plans.
Located in the mature and convenient neighborhood of Wilson Heights, Nordic is just steps away from the Wilson Yard subway station. The community is vibrant and inspired by European cities which is reflected by its pedestrian-centric infrastructure. Residents are situated ideally with necessary retailers nearby and Yorkdale Shopping Center a train stop away.
Collecdev prioritizes innovation and people at the center of each of their developments and requires a building process that reflects these values. Nordic implements technology to reduce annual energy costs and save over five million liters of water every year. This development is also a part of Collecdev’s affordable housing initiative, Collecdev H.O.M.E. that provides interest free down payment assistance loans to first time homebuyers.

Collaboration
With major pillars like social sustainability and environmental stewardship defining the brand and culture of Collecdev, the team needed a finishing management and closeout tool that would allow them to focus on what really matters. Enter TIA, a software that revitalizes a typically disorderly export construction process
The collaboration between Collecdev and TIA was somewhat of a no-brainer. Both highly value innovation and integrate technology throughout the design process. Collecdev opted for TIA’s Online Design Studio to service nearly 600 pre-sold units that Nordic Condos includes. TIA’s design consultants provided Color Appointment Management services to curate finishing options that emphasized the design of Nordic that was heavily influenced by Scandinavian principles
The project amplified accessibility and being approachable, which needed to be reflected in the purchase process. TIA’s software produced virtual renderings for 42 unique floor plans in a way that highlighted the selling features of each suite while being easily digested by purchasers. Collecdev export was able to white label a visually pleasing front-end site for homeowners to log into at their convenience to make selections and access the 3D virtual renderings of their suite. Homeowners also had the ability to review floor plans, documentation and make upgrade payments in real-time.
With multiple projects underway simultaneously, the management of Nordic needed to be seamless. Collecdev successfully achieved an ideal purchase and finishing management process with the support of TIA.
