Their impressive portfolio includes single-family homes, townhomes, boutique mid-rise condos, high-rise towers and hotels.

Project Summary

Peter & Adelaide was publicly launched in November 2017 and boasts 47 storeys. This modern statement is located on the cusp of Peter and Adelaide (as its name suggests) in what used to be the textile district of Downtown Toronto. The structure wraps in and around three historic properties and plays homage to the industrialism and rich architectural history of the area.

Consisting of 696 units in total, Peter & Adelaide accommodates 23 unique floor plans from 475 to 1080 square feet in size. This sizable development is a contemporary urban village with varied elevations made of brick, concrete, metal and glass. The design aesthetic of this project references refined industrialism but through a modern lens.

Peter & Adelaide attracts homeowners that truly want it all. Those who want to be in the center of Toronto’s Entertainment District, surrounded by over 50 spectacular restaurants and cafes, and some of the world’s best theater and nightlife. While having access to extensive amenities including a necessary co-working space for remote workers, a recreation hub, indoor and outdoor lounge spaces, fitness studios, a rooftop pool with cabanas and more-right at their doorstep.

Graywood is an established brand that has developed countless communities and iconic hotels like The Ritz-Carlton Toronto. A project in the center of their hometown city was required to reflect the integrity and expertise that Graywood provides. This includes the finishing management and closeout process of Peter & Adelaide and how it needed to not only be seamless but capable of servicing 23 different floor plans, custom finishes and 696 units at once

A project of this caliber warrants a purchaser experience that is not only professional but luxurious and efficient. In order to effectively pre-sell this project, Peter & Adelaide needed to be presented in a way that was digestible and reflected each valuable aspect this development has to offer. Future homeowners had to be able to accurately visualize the variety of floor plans available for purchase and the complex layout of the structure as a whole. Graywood purchasers deserved the flexibility of making final selections virtually, at their own convenience while also having a direct point of contact for customizations.

Graywood teamed up with TIA to manage custom selections, the multitude of purchasers at Peter & Adelaide, provide 3D virtual renderings of each unique floor plan and keep the project on track.

TIA’s Online Design Studio allowed Graywood to create a custom landing page that reflected the design style of Peter & Adelaide to function as an elegant front-end platform for their purchasers. TIA successfully facilitated the finishing process for sold units while providing each purchaser with floor plan-specific virtual renderings of their homes that reflected selections that were made in real-time.

Graywood leaned on TIA Design Consultants for color appointment management, overseeing of homeowner invitations to make selections and the completion of each unit. TIA’s interface provided valuable visual representations of the progress of Peter & Adelaide with project status bars and easily filtered lists of complete and incomplete units.

Managing a sizeable mixed-use development, from finishing to closeout, could overwhelm even the most versed project management teams. Working with TIA allowed Graywood to focus on building quality homes and sound investments instead of getting bogged down with the nitty-gritty details of delivering a spectacular purchaser experience.
